Host Agreement

This Host Agreement (“Agreement”) governs participation by Hosts on Beacon By Owner (the “Platform”). By listing a property on the Platform, Host agrees to the following:

1. Independent Responsibility

Host acknowledges and agrees that:

  • Host independently owns, leases, or legally controls the listed property;
  • Host is solely responsible for operation, maintenance, safety, legality, and condition of the property;
  • The Platform is only a marketplace facilitator.

2. Compliance with Laws

Host shall comply with all applicable:

  • Zoning laws;
  • Short-term rental laws;
  • Tax requirements;
  • Licensing requirements;
  • Safety regulations;
  • HOA rules;
  • Health and wellness regulations.

3. Insurance Requirements

Host must maintain:

  • Short-term rental insurance;
  • Commercial general liability coverage;
  • Adequate property insurance.

Proof of insurance shall be provided upon request. The Platform does not provide insurance coverage for Hosts, Guests, or properties.

4. Wellness Amenities

Host acknowledges that amenities including but not limited to:

  • pools,
  • saunas,
  • cold plunges,
  • fitness equipment,
  • wellness devices,
  • biohacking equipment,
  • retreat activities

may involve elevated risks.

Host assumes full responsibility for:

  • safety,
  • maintenance,
  • signage,
  • instructions,
  • supervision,
  • compliance.

5. Indemnification

Host agrees to indemnify, defend, and hold harmless Beacon By Owner and its affiliates from any claims, liabilities, damages, injuries, losses, or disputes arising from:

  • the property,
  • guest stays,
  • amenities,
  • host conduct,
  • regulatory violations,
  • injuries or accidents.

6. Listing Rights

Host grants Beacon By Owner a worldwide, royalty-free license to use listing content, photography, videos, descriptions, and branding materials for marketing and promotional purposes.

7. Platform Discretion

Beacon By Owner may remove, suspend, or reject listings at any time and for any reason.

8. Direct Bookings Prohibited

Hosts may not solicit or encourage Guests to circumvent Platform booking systems or payment systems.

9. Limitation of Liability

Beacon By Owner shall not be liable for:

  • lost profits,
  • booking interruptions,
  • guest conduct,
  • property damage,
  • theft,
  • cancellations,
  • regulatory actions.

10. Acceptance

By listing a property, Host acknowledges acceptance of this Agreement.
