A set of requirements for curated stays that promote wellness — and recommended vendors to help achieve these goals

Requirements
Residence Features
- —Furniture made of natural materials (wood, stone)*
- —Rugs, drapes, and bedding composed solely of natural fibers (silk, linen, cotton, wool)*
- —Flooring made of natural materials (wood, stone)*
- —Residence located away from high noise levels
- —Tastefully decorated with serene artwork, natural objects, and uncluttered spaces

Material Requirements
- —Every participating home must prioritize natural materials over synthetic or high-gloss surfaces.
- —Preferred materials: wood, limestone, plaster, linen, rattan.
- —Materials to avoid: vinyl, laminate, MDF, glossy finishes, plastic décor.
Lighting & Ambience
- —Use warm light (2700K–3000K) only — dimmable where possible
- —Avoid harsh overhead lighting; layer illumination with sconces and floor lamps
- —No artificial scents
- —Base palette: warm whites, sand, taupe, mushroom, soft gray
- —Accents: sage, olive, charcoal, slate, blue-grey
- —Sheens: matte or low-lustre (bathrooms can be satin)
Furnishings & Décor
- —Avoid clutter; prioritize negative space and natural textures
- —Use art, ceramics, and photography rather than mass prints
- —Bedding: 100% organic cotton, linen, silk
- —Rugs: wool, silk, jute, sisal

- —Quarterly review for maintenance and ambiance

Heirloom-quality indoor and outdoor furniture, lighting, and textiles with a clean, timeless aesthetic.
Beacon notes
Stick to the natural-material pieces: solid reclaimed wood tables, 100% linen upholstery, leather, and wool rugs. Skip anything with polyester velvet, performance-fabric blends, or veneered case goods. Their reclaimed Russian oak and reclaimed elm collections are the right call.

Source the 100% linen slipcovered sofas and chairs, oak case goods, and natural-fiber rugs (jute, wool, sisal). Confirm fiber content before ordering — pass on anything with poly blends.

Hand-sourced Moroccan and Indonesian furniture, rustic goods, and decor.
Beacon notes
Great for one-of-a-kind reclaimed teak, solid wood, and hand-loomed pieces. Prioritize their reclaimed wood furniture, vintage Moroccan wool rugs, and handmade ceramics. Nothing here should be manufactured composite.

Lean into the vintage one-of-a-kind section, 100% linen upholstery, solid oak tables, and antique wool rugs. Their vintage finds are the strongest pick — verify fiber content on new upholstery and skip any synthetic blends.

Vintage-only sourcing is exactly the brief — antique solid wood, stone, terracotta, and patinated metal. Everything here is already not overly manufactured.

Best for 100% linen bedding, alpaca and wool throws, cashmere, and solid oak furniture. Stay in the natural-fiber lane — skip any blended-fabric pillows or throws.

Arizona Tile

Spec natural stone only — marble, limestone, travertine, soapstone, quartzite. Skip the engineered quartz and printed porcelain lookalikes. Honed or leathered finishes age more gracefully than polished.
Conejo Hardwoods
Specialty hardwood flooring, decking, and millwork — wide-plank European oak and exotics.

Go with wide-plank solid or reclaimed European oak with a natural oil finish (hardwax oil over polyurethane). Ask specifically about their reclaimed and salvaged stock — that's the brief.
Sepulveda Building Materials
Long-standing supplier of stone, masonry, and architectural building materials.
Beacon notes
Source natural stone cladding, reclaimed brick, lime plaster, and traditional masonry materials. Avoid manufactured stone veneer and synthetic stucco — go with the real thing.
ETO Doors
Wide catalog of interior and exterior wood, glass, and modern doors at direct pricing.

Stick to their solid wood and reclaimed wood door lines — mahogany, walnut, white oak, alder. Avoid MDF-core and composite doors; the solid stile-and-rail construction is what you want.
Universal Iron Doors

Forged iron and steel — natural materials, no synthetics. Specify hand-forged or hammered finishes over powder-coat-only options for a more authentic, less manufactured feel.

Use as a sourcing channel for solid brass, copper, and unlacquered fixtures (Waterworks, Rohl, Newport Brass, Kohler Artifacts). Skip the chrome-plated zinc and plastic-bodied valves — spec solid brass internals.

Curated bath and kitchen fixtures, hardware, and accessories from top designer brands.

Same rule as Ferguson's — solid brass and unlacquered finishes only. Brands like Watermark, Lefroy Brooks, and Waterworks belong here. Skip anything with plastic components or printed-finish hardware.

Beacon notes
Stick to their 100% European flax linen sheets, Mongolian cashmere throws, and 100% Turkish cotton towels. Skip anything labeled microfiber, bamboo viscose blend, or poly-cotton.
Cozy Earth
Temperature-regulating bamboo sheets, bedding, and loungewear — luxury feel with cooling performance.

Use only their 100% viscose-from-bamboo or 100% silk products — verify the fiber tag. Skip any blended sheets that include polyester or spandex.

Aquasana
Whole-house and point-of-use water filtration. Removes chlorine, lead, and microplastics while preserving healthy minerals.

Every Beacon home should have two systems: (1) a whole-house filtration system on the main water line, and (2) a reverse osmosis system installed under the kitchen counter for drinking and cooking water. Both are non-negotiable for certification-grade water quality.
FLSNT Lighting (Amazon)
Affordable LED bulbs in warm color temperatures — easy bulk ordering through Amazon.
Beacon notes
Use 2200K bulbs for the warmest, candlelit ambiance in living rooms, bedrooms, and dining areas. Use 2700K for general indoor lighting that still feels soft and warm. Avoid anything above 3000K in guest spaces — it reads as harsh and clinical.
